RYAN TURNER
Let me tell you a little bit about myself
Real estate appraisals go well beyond the typical mortgage lending purposes. I've spent the past 12 years doing a majority of my work for myriad purposes including home purchases or refinancing. There is a great need for valuations beyond these common purpose. I created this website to reach out to those who need assistance with home valuation and to help educate those in need of appraisals.
Having worked in the Treasure Valley and its surrounding area for more than a decade, there is a very distinct pattern of volume for lending purposes. The year starts in a bit of a chill typically and nobody wants to move in a southern Idaho winter. But when the snow melts and the temp rises, there is a large increase in the housing market and then it really takes off once school is out. There is a lull as school starts and the market steady's through the fall leading to Christmas. Unfortunately, situations such as tax valuation or divorces don't take a season off. These are year round, real life situations that need to be taken very seriously and fully evaluated. And if it's rain or shine, snow or blistering heat, I want to make sure that your needs are taken care of in all situations.
As I mentioned previously, I have now moved into my 13 year of doing real estate appraisals. I graduated from Northwest Nazarene University in 2000 with a marketing degree after spending 4 years as a letterman baseball player. I got my feet wet doing appraisals in the early 2000's at the height of the housing market. It was trial by fire and I learned quickly the housing market trends and nuances. I've spent the last 7 years running my own business. I am a Certified Residential Appraiser with my FHA certification. It's been a great experience doing most of my work for lending purposes, but I'm here to expand my business to it's full potential. So I'm here to help you feel at ease about your real estate investments and to help you fully understand what a real estate appraisal can do for you.
